Miscalculated Revenue Share
- Newark NJ – a lease audit discovered the tenant was underpaying the landlord’s revenue share- the result, $30,000 additional rent per year. -
Property taxes not paid
- Atlanta GA- landlord received $15,000 reimbursement for property taxes.
- Portland OR – landlord was reimbursed for 16 yrs. back taxes. -
Unpaid Utilities
- Seattle WA – helped landlord receive lump sum reimbursement for tenant use of electrical utilities. -
Improper Access and Utility easements
- Houston TX- tenant was using improper access & utility easement- lease was amended and landlord received rent increase. -
Tower built 20' above Lease Agreement
- St. Louis MO -There were 2 carriers above the stated lease height- landlord received large lump sum and $2,000 increase to monthly rent. -
Site built outside leased area
- Orlando FL- Lease was renegotiated since it was built in the wrong place-landlord received cash bonus and increase to the monthly rent. -
Escalator Miscalculated
- Charlotte, NC- a lease audit uncovered miscalculated rent increase- landlord received lump sum cash payment.
